You have to be able evaluate whether you will be able to afford it if you can't flip it and if you can hold it if your rental rates don't cover your costs (which it won't) until it becomes a viable rental (more or less 10 years) and most importantly if you see this market trend of appreciation continuing.

I think you should analyze the area based on it's fundamentals -> growth potential, future trends, development, etc. and see what it looks likely to do.
