I'm under contract on a new construction duplex (the only new construction duplex in town).

It's a small town with above-average prices so cash-flowing is hard to do.

I am also on a team of developers building several hundred units over the next few years on the North side of town.

Also I'd only be interested in large metro areas that are consistently growing, would not be interested in small towns.

The town requires septics to be upgraded within 6 months of transfer of ownership so I had proposed an installment plan offer, doing a house every 18 months and refinancing out to BRRRR the money into the next house. 

Within a few hours of rejecting the offer I have camera footage of the person walking the property with a local town official.
