This will typically be about a ten year fix, due to the flexing mentioned above, and deterioration of the surface from improper abrasive cleaning. 2) Gut to the studs, install hardybacker board, medium quality American Standard cast iron/porcelain tub, and ceramic tile surround (without niches for soap dish or shelves- these are always the "weak link" in surrounds and are typically the first area to start deteriorating).

I don't know how it works and I'd be surprised if your fact pattern is the right one to make it work but I have heard that the partnership agreement can specify the allocation of depreciation and this is done with some syndications.

I looked at it on Zillow and boy is it ugly and out of date inside.The home is only twelve years old but looks 25 years out of date.The kitchen and bathrooms are cheap and ugly,it needs better paint choices,laminate flooring and nice tile for the kitchen and bathrooms,new appliances,tiled shower instead of plastic,and new landscaping.Combine that with a bad foundation and too many nearby homes for sale in better shape and it's easy to see why this turkey is rotting.The bank is calling the shots so I would make out a laundry list of repairs and upgrades it needs and present it to the bank with an offer of maybe 110k and challenge them to argue otherwise.

I have no idea what is going on in Murrieta, but I can tell you this much about Milwaukee: we have a strong seasonal pattern and median home prices always go down between 12 and 14% from peak (usually June) to trough (Dec/Jan) - that is our normal seasonal pattern, happens every single year.
