Im located in Houston, Tx and believe its a great market to invest in. 

The age of the station, part of the country it is in, the location of the fuel tanks in proximity to your shared property line, the slope of the terrain, is your property serviced by a well and perhaps more considerations factor in to this.

Its a little over 11,000 sq ft in a prime location.

:) Where in the valley is this located?

My mom is selling her home and I am considering becoming the buyer for two reasons: 1) She would sell it to me at a much lower price than another buyer. 2) I can see how I can take it and turn it into a profitable cash flow property.Let me explain: It's an old 1 family home that is very small BUT the lot is big enough to completely demolish the current home and build a house that can easily have 4-5 One Bedroom Apartments which can go for $1,300-1,500/ mo. in the town where the house is located.

You will find deals that don't work for others (distressed, location, too big, too small, etc.).

I agree with @Lucas Carl and not just because he helped me get started :)But I would point out that the bad rep that AirBNB has varies by location.

I am a believer in being close to transit when it comes to rentals, and that location is solid.
