If you have a NN property where you are responsible for roof, structure, utility lines, or part of the parking lot then you can run into repair issues, etc.

In our condo, we have to pay for snow removal and all repairs to streets and parking lots -- part of our condo fee, but it could get very expensive if you only have 5 or 6 houses to split the costs with, even more so if nobody is required to contribute as then it probably deteriorates and ruins your access.

It is also considered very hands off.I think many would agree on here you could park that money in something fairly passive (SFR) and might come out better than investing in a REIT (also have more control - always a good thing).What are you looking to accomplish (investing goals)?
