The VA loan is great for this and the feasibility test doesn't need to be met like the FHA loan product.

Just so you are prepared, if you pick up a 3-4 unit property using FHA as the loan, it must pass a self sufficiency test.

I believe that's why the TR lease have and should have (or a contract prepared by an attorney) the Early Termination clause with an option for a assignee or subletting.  

How will life look today and in the future when you take regular steps to prepare for each success?

Inspections are a status report...not pass/fail.If the seller's agent got the report they should disclose to the new buyer.However that buyer does not have any claim to the inspector since it was not prepared for them.

Currently a 3rd party reads electric meters, prepares a statement for each tenants, mails statements to onsite manager, OM gives tenants statements, tenants pay OM by money order and old owner picks up funds on the 8th of each month.  

And if the property you have now is a good one and can stress test a higher mortgage then just do a refi on it now.

When I said, 'well ok, I'll do that if you'll agree to $500 a day for every day I finish before this date', that conversation usually ended right there.If you find a good contractor and want them to stay on your job ONLY, then be prepared to pay them well.
