Are there any recommendations on how much to spend on ads for it to be worth it or what keywords I should target the ads towards? 

pretty excited about this year  looking to open a few more markets but closing 5 to 10 deal a month and right on target to surpass my goals  infact am ahead of where I wanted to be next year  pretty exciting

You need to get intimately familiar with your target market and how to financially analyze the deals in that market.

So I recently expanded my target markets to include Arlington, TX which is part of a metropolitan area.

@Philissa Gilliard I think this depends on the individual and who you're targeting to do business with, If someone contacted me wanting to conduct business and the only digital footprint they had was a Gmail account or something similar I wouldn't respond assuming it was fraud or someone who didn't have their business together so dealing with them may not be as professional.

How many properties in your target area meet the physical criteria you are looking for?

I am still working through my investment strategy and what kinds of markets to target. 

We love the San Antonio area, but it has been much more of a challenge to find long term rentals that cash flow to my target.

It could also be a help to have a target property in mind as an example.

I'm going to put together a plan to relatively quickly validate / or invalidate this business model.I'll wait until after the Holidays as at the moment, people are doing more defaulting on mortgages and missing rent payments vs. looking to plunk down cash on a new place.PlanSell the concept as if it existed in my target market.
