Two things: 1) Landlord has no obligation to renew a lease after it expires (T has no expectation for renewal), unless there is a right listed in the contract (rare in residential, common in commercial). 2) LL and T can agree, in writing, to modify the lease on any terms mutually agreeable.

I prefer the west side because it's hard to find positive cash flow elsewhere unless you do it vacation style, which is illegal but people loophole around it.Let me know if I can assist you in any way.
