I didnt buy into the guru system, but the knowledge you can get in 3 days from the course is actually well worth it.

They complete the form and fax it directly back to me.It's true, this is NOT an automated system and IMO, should not be. 

It is in the township which is known for really good school system (avg school rating on Zillow 7/10).

I built a passive mitigation system.

The advantages of working with the system to leverage your wealth are there.  

The neighborhoods you chose are great, and it should be easy to resale remodeled homes.You might be able to find a condo here and there, however the competition on the condo is fierce as you do a lesser amount of work versus houses.

I will,take care of the high potential equity based leads.I advertise on radio, TV, direct mail to commercial owners, and make offers on expired listings.I don't think you need a partner unless you feel you lack some education or skills that another can provide.I would keep it simple, I use a system that I developed10 years ago, it is call Control and Roll, control properties and sell at public auction.

@Brent Coombs I tried to tell them both since I don't like condos for all of the reasons I had in the first post but both are for personal use so it's a little different for them versus investing wise.
