Been there done that, and I learned that if your tenant doesn't get scared of the 5 day letter and the letter after that you started eviction process, they won't care about their credit much either.

Since i last commented on this post, I've learned a lot about PPC.

some people are just good at putting up a good front in the begginning and I thought I thoroughly vetted this tenant but she has definitely provided me with a learning experience! 

My advice to new investors is be prepared to lose money until you learn enough to stabilize your investment.

I ended up learning from the local repair companies that some policies, especially if u have the “Gold” level policy, are much better than others.
