I think your idea about re-surveying and splitting is brilliant, I wasn't even aware you could do that. 

That is definitely the starting point. 1 year Home warranty and survey are next.

Unless the LLC is not a related party to you - meaning it has it's own taxpayer ID and a dissimilar membership composition and you don't own more than 50% of it you are buying from yourself.
