Just something that is currently on my mind, there are a ton of new commercial rentals here in Chicago and they have all of the amenities/utilities, but a trend I'm noticing is that they are going with those smaller fridges; to be 100% honest, I'd be pretty upset as a tenant paying all that rent for a commercial property for a mini-fridge -- I know your property isn't a commercial rental unit, but I think there's clear value add there as far as going with a full fridge and not a mini.

Hello Jennifer,I am not investing in that area, however, to learn what the rent trend is (going up or going down) in a particular area I use rentometer.com (see image below),Or I go to zillow find "19151" rent listings and call a couple of places to get a feel of the area.

My goal would be to keep it as a rental property after i move out as opposed to selling, so the upside would likely come from rental prices and not added resale value but who can predict.That house is 725k for 3br 2 ba w/a studio style ADU in place of a garage.
