ON our east coast closings that are all cash.. we get docs e mailed print them closer includes FED ex label.. before Covid when my staff was in my office one has a notary so they notarize in house.. then I have a fed ex main office within 2 minutes of us almost next to where we pick up our mail every day so its a routine pick up mail go to fed ex to drop off closing packages going to one of the 12 states we maybe funding in.

Some of the HVAC guys I talk to tell me that they routinely find heating equipment that is 2x or 3x the size that the space actually needs, because there are so many fudge factors built into the heat load calculations.

@Chris West The faster you get away from using those tools, the better you'll do...the #1 goal of 90% of these sites is to 1) steal your information 2) sell your information...the bait is just eye candy...and realtor.com has nothing to do with MLS...boards bump Zillow/Trulia and others routinely...as a profession, these sites erode agents integrity and they don't like it...meaning data sharing is not a priority...and its not accurate.
