I lived in College Park on Harvard Street for many years.

The "higher" cap rates in Durham are on warzone streets right now, and anything in C and higher areas is priced much higher than even a year ago to the point where it's seldom worth it.

Funny enough, a gentleman flipped a house across the street from me since this post started.

Comps vary by street and appraisers are very careful in this area and very conservative and low ball appraisals all the time.

There is one across the street from my daughter's school, and I watch them replace the older units with nicer ones all year long.

The location of the property is across the street from University of North Carolina Wilmington (UNCW),  4 miles to Wrightsville Beach and 6 miles from Downtown Wilmington. 

In addition, I fostered the idea to replace the street that was in very bad condition and built a fund so we could all pay into which everyone did with an estimated timeframe within five years.I found a contractor hungry for work who agreed to do the repave at a price (just happened to be the amount we had in the funded account) and had it replaced three years later.The repave added substantial aesthetic properties to the street and each property.

Major cross streets are Bastanchury Rd and Brea Blvd.

I also cant find any house on that street to compare house prices.

Often times you are able to use a street address for your box.I'm not familiar with grasshopper but I would sign up for a phone service that allows you to use multiple numbers.
