I think there's a lot of upside in these properties if they can be bought based on their current income stream because there is room to add tenants, thereby increasing the NOI and appreciating the building.Any discussion on these types of properties is welcome.

I feel being diversified in some securities gives me another passive income stream in addition to real estate...The other big plus for me is I get a 17,500 tax deduction every year which is huge for me as I am still allowed the 25k passive loss with my rentals.

You can then use that loan for another investment while still owning your note (and potentially make money on the spread).You could also sell a payment stream of your note for a set term to an investor, while still owning the note, which is often referred to as a "partial" or "partial note".The point is there are several ways to recapitalize, it's really finding what works best for you whether it's hard real estate, notes, or another investment.

Doing deals like these would allow me to build up my war chest to go after larger deals in the future provided I can keep the deal stream flowing, but some of the potential buyers I've discussed this with could buy a few deals a year, and they all know people who could buy more.

I've got a waiting list of people that are tired of staying in a motel that want to move into a furnished house of mine for these reasons:Fully stocked traditional kitchen you would find in a house.Laundry room with a washer and dryer.Living room with cable/wifi/streaming HDTV.Your own bedroom with tasteful paintings of T/A.An outdoor grill.It costs less than a motel room.You can also shoot a bow/arrow or pellet gun in the back yard.
