Rents are stable and the town is growing, entry point is low and deals can be found I would be doing 99% of the property hunting, tenant management, property management etc.

A self directed IRA is not a way to get around the tax code and access your money before retirement age.  

Your goal as a landlord is to have it rented, so why waste your money on a lawyer, focus on getting it rented and putting a more stable situation in there.One of my favorite quotes..

I am interested in long term stable cash flow (~600/mo after hoa and fees).

Are you trying to get consistent passive income in which case cash flow will be your primary goal or are you wanting to keep this as part of your retirement plan and expect it to appreciate next 20 years? 

I have been lurking for a while and now formally joined the site as I am looking to shift some retirement funds around out of the market  I have learned alot reading through the posts and listening to audiobooks  With my limited knowledge i am thinking buy and hold near me so I can drive by it but really being passive  looking forward to the journey!

I have been inspired by my in-laws to get involved in real estate as they are successful and had the opportunity to retire earlier than most.

The idea was to work another couple years and then "retire" to be a landlord to escape the office.

The market I am in has been very stable for a very long time...no incredible appreciations or depreciations of value (even through the housing crash of 2008).I realize selling it any time soon would be foolhardy, as I just bought the place within the past year.
