The other hack is on FHA you can buy mixed use up to 4 units but the residential square footage needs to be 51% and the the best use of the building is residential which is determined by the appraiser. 

It seems like I would be shooting myself in the foot not to list on Zillow since that is where all my renters have came from. 

How many square feet are the new construction homes.  

I know there are light, medium, and heavy figures that you can multiply by the square footage to get a ball park number.
