@Melissa Searing Charleston is heating up but is not burning hot yet.We are in the middle of purchasing a 72 unit apartment complex on Johns Island and from that experience I can tell you that it may be worth purchasing buy and hold deals at slightly less cashflow then what you would expect in softer markets.  

Also Rhode Island isn't known for being landlord friendly.Thoughts about any of these markets?

Kristine Marie Poe  thanks for the mention.As far as looking for back taxes owed, I've pulled the list of all liens within the state of Rhode Island.

It's particularly tougher for the next couple of months because it's major PCS (moving season) for the military population on the island, so your tenants may very likely have a hard time finding an alternative option at this time.

The original SOW didn't call for electrical upgrades, but we needed to reconfigure the kitchen circuits are they re-did the kitchen layouts and added and island.

Does anyone know if there is a similar link for foreclosures in Rhode Island?

In my opinion, the problem is land needs to get cheaper if you are going to be able to build a low-cost home for the masses.

Can anyone recommend someone in NYC/Long Island who can take pictures of a property to post for rent to own?

The property is in Oak Island, NC -- 3/2 within 500 feet of beach.

I live on Long Island but invest in Memphis where you can get houses in that range.
