In my view investors tend to think of properties in the wrong way for NNN.

Although Reston as a whole has experienced this as well, with a 23.8% vacancy (Source) for the entire submarket, the Reston Town Center in particular has just a 4% office vacancy, with Boston Properties Group, planning to deliver another 1.1 million square feet with Reston Next.Boston Properties Group (BXP), is currently the largest publicly traded developer, owner, and manager of Class A Office property in the United States.

Please note that we focus on new construction properties mainly, which is different than the traditional "turnkey" model.  

@Sachin AminYou probably have a greater advantage keeping the properties under commercial zoning.

I'm looking for a property near the beach. price between 100k-200k.

That being said if the properties were in my back yard I would still have professional  property managers so I could do what I do best and enjoy the most.
