I don't see the point to get 20k off for 50k worth of work, so we switched to mve in ready properties and just let appreciation do the heavy lifting. 2024 looks like it might bring some change: average days on market are currently at 26 (from 5 most of last summer) and listings that go under contract on the first weekend dropped from 56% last year this time to 25% now. 

A lot of forum members are very knowledgeable in their respective fields related to real estate investing, whether that is real estate sales, wholesaling, flipping, rentals, lending, self-directed IRA and Solo 401k investing, or tax and legal guidance.The site has quite a few tools that can be helpful for new members.

I look every day on the MLS (since I am semi-local and am heavily invested in the area) and the most intriguing part of the listing to me is the price history.

What do you use for the storage of building materials on the job site?

May I ask how did you get access to MLS listings?

Then, run your numbers on the potential STR income - what are your expenses going to be (they will be more), and what is your projected income based on looking at competition in your area on the sites?
