Our current lender requires that the borrower be a "Single Purpose Entity" and has specifically stated that adding new construction would be a violation of the Single Purpose Entity status.

There's really no need to overcomplicate stuff if you only want to buy single family.the problem why novice investor is almost always going this route is because the book is teaching you all of that, but in my opinion it's not necessary.

-Ana  not sure a commercial lender will do all single family homes. are you looking to get a portfolio loan against all of them?

My local municipality only allows single family zoning but...I can add an in-law suite.
