I agree that it is similar to a regular purchase agreement however, if it would have been a regular purchase agreement at the time it was signed, the property would have appraised for the contracted amount.

Number 7 on the list of winners spent $99k in total so the dropoff from the top 6 to number 7 was dramatic.So besides sequential Bidder Numbers (except for 11411) and similar large dollar amount invested - why do I think the top six bidders know each other (or are the same entity)?

Pros- relatively easy to comp, generally lots of similar inventory; usually limited rehab requiredCons- higher holding costs; bureaucracy/admin issues with HOAsThis is assuming a flip- if you're thinking buy and hold then that's a whole different ballgame with different pros/cons.

It's been a great 2012 already.1) Closed on the sale of one of our rentals (which was my personal home at one point).2) Closed on a tough duplex deal for a buyer client. 3) Refinanced 2 of our duplexes.4) Had record level blog traffic. 5) Started shopping for our own new home. 6) Kept up with my workout plans.I should mention that #1 and #2 were both difficult for similar reasons that Thomas mentioned.

I'm in a similar boat.A lady in Oregon says her friend (who died) deeded his 12 acres and a mobile home to her via quit claim deed, and that the guy's will is at the courthouse, and she wants fast cash to buy a local rundown hotel to fix it up.

I'm having a similar issue where the tenant is watching a friends kids during the day, totaling 4 children plus 1 infant in the home during the day.
