I just bought a duplex with separate furnaces and oil tanks which was a huge bonus to me!

Bonus - In house transaction management - having the original agent who listed it perform the transaction management if you want them to is much more seamless.  

This means that you make a little punk change interest on the cash you put on the street, but receive an equity bonus which is lots more profitable.Try this ad ---INVESTORS: Have cash if you have real estate.

I proposed to my investing partners that one of them should get a RE Salesperson license, sign up with my brokerage on a referral basis, and then I can pay the Investing business a referral fee for any closed listing business from the Investing leads.

What I'm not a fan of is that it looks like once you sign up, they then find, hire, and train someone.

I prefer investing in appreciating areas so long as I can cash flow as well (appreciation is a bonus, not the investment).
