Do you think that the dramatic shift to EXP from other agencies is just starting or began last year and is continuing or slowing down?

Schools now operate in shifts, some students starting 7:00 AM and some leaving at 6:00 PM.

We’re in a similar boat though, not so much looking to arbitrage, but looking at solid opps for STRs investments but we’re shifting focus only in areas with well established vacation markets/STR presence even though we live in a high demand area.  

I feel that way with small-multifamily but would have to put more effort if I was to shift strategy.  

You're going to come out of it with fewer dollars than you started with, have to go find a better investment with interest rates much higher than what you have on this property in a market that may be shifting due to rates and inflation, values went up, sellers don't want to make concessions, while realizing a loss.
