The only ones I would ever recommend installing are what is called a three piece or knockdown tub.

That means each piece of plastic must be pulled off when you go to shingle as well. 

While some folks are great DYI people and can manage their own properties well, I am a firm believer that a Great Property Manager will actually INCREASE an investors return on a piece of property.

In addition to my direct mailing (approx 950 pieces, which I also designed...not yellow cards..I tried to be eye catching..think animals..this is animal loving Carmel), I am in the process of building a cash buyers list (no deal yet!!)...

But any ways, I can always get bits and pieces of good info to put into my business.

@Shone Freeman Many, many investors in expensive markets, including myself, invest in turnkey properties out of state - something where all the pieces are taken care of for you - from acquiring property to rehabbing it to placing a tenant and managing it.  

If your past Realtor didn't do a good job, now you have the opportunity to interview more agents and select one that you think work bests for you.You will probably be getting a lot of phone calls and a lot of pieces of mail telling you that your house expired and that they want to set up a time to meet with you telling you how they're different.  

I had Residential Lease Purchase agreement with another investor in town with the agreement ending Feb 4th.I am not so good at the property management piece, I am worried about the condition of the property and I need help fast.

Then they can either piece it all out or just run as apartments.
