If Florida is anything similar to its northern neighbor (Georgia), you can probably build for as low as $60/sf if you're your own GC, if you don't have to spend a fortune on utility hook-ups and if permit costs are relatively low.We build with mid-level finishes in the low-$60s/sf in Atlanta...

There will also have to be seasonal maintenance activities such as cleaning of the gutters, emptying water out of the sprinkler systems, etc. to eliminate some of the weather related issues.

The tenant has no disability and the animal is not related to helping them in other than a law enforcement capacity (chew up the bad guys):) This is a very good tenant, however, my insurance policy states "no dogs".
