Property B has market rate rents but the current owner is paying utilities instead of the tenants (though the units are on separate meters) .All other things being equal, which is the better property?

@Nina Ning not Zillow but Opendoor, they need to have the same disclosures but they often don't know a lot of the time, the upsides are they have no emotional attachment to the home and holding costs really hurt them so you can get under list offers accepted especially for homes that have spent a lot of time on the market. 

We would need to create a separate LLC just for that specific deal because we wouldn’t want to co-mingle investor money in our main LLC.
