I was online today asking about "safe" areas and I got a very mixed bag of commentary.

It's a mixed bag both ways, honestly. 

They can be purchased with short-term funding if improvements are needed before being tenant occupied and when the deed has been seasoned for 6 months (your LLC has owned it for 6 months) you can do a cash-out refi with the LLC as the borrower and it is considered a commercial style loan (even if it is a residential style property).

You already have your solution and you won't face any seasoning or restrictions if you structure this correctly. 

Some lenders require your down payment funds to be in specific accounts for seasoning purposes. 

Once the property is rented and has "seasoned", a local, community bank may be willing to assist you and refinance it so you can pay the PML investor back. 

I always project for current market situations, unless I know there is a new confirmed variable entering into the mix.
