Would I trade my college experience for anything in the world?

There is a market forming for secondary trading right now and I expect that this will mature over the coming years as the industry drives the demand from constructs like Title IV offerings.  

That would allow you to continue to live 'rent free', while learning the landlord trade and building a track record in regards to actual property management.

@Nick Keesee, he basically brought me the deal, helped me estimate rehab, walked all the neighboring properties for a market survey, negotiated the contract (and a re-trade that was unexpected but necessary), and guided me through all aspects of the ppm, company agreement, dealing with investors, hiring staff, etc.

But I'm looking to acquire several SFHs over the next few years and continue trading up to bigger properties with more cash flow (-plexes, apartments, etc).

Get Auto Trade or similar magazine open to ads and place a wanted to buy ad from an individual, non-dealer.

Trade offs do exist of course ( low income areas), but I now own 6 properties outright and will own another 17 outright in the next 3-4 years which average between 800 and 1000 per month in rent.to do this requires a high aptitude in such properties ( which I didn't have initially but do now)...hence not for the faint if heart to go at alone.
