@Jonathan Beaumont Be aware there will be some rounding (up) ... for example getting someone to come and put in 1 sheet of drywall will probably be a similar cost to putting in 2 sheets of drywall; the contractor will have to allocate a half day for either job; thus the cost for labor will be similar.I also agree that the items in the OP need to be fleshed out more.

Here are some highlights from the latest Central Texas Housing Market Report released by the Austin Board of REALTORS®:Home sales in the Austin-Round Rock MSA were up 31.5% year over year and up 20% in the City of Austin proper.The median sales price in the MSA was up 12% year over year to $355,000 and up 8% in Austin to $415,000.Inventory remained critically low, dropping 1.3 months to 1.2 months of inventory in the MSA.

But in practice, $500 if you can get away with it, $1000 is also common these days.For how soon to close, I think a "fast" closing would be 30 days out and wouldn't make it less that if you haven't already started the title work.A lot of these "motivated seller" properties have title issues so you want to allow enough time for a good title search to uncover anything like that.6.)

I haven’t been to Tampa in a while so maybe it’s different but when I was previously there with the military they only told us one area to avoid....ybor city....Also with the building being 15 years old you’re most likely coming up on some big ticket fixes
