It is true that during a continued downturn, even the higher paid engineers and other "white collar" workers feel the pain, but it seems anecdotally that many of these folks are renting here rather than buying since they originally hail from Texas or Louisiana.Back to the SFR or Mulitfamily market, it seems we're one of the last affordable mid-size cities in CA. 

Also, be careful not let any of the bugs hitch a ride on you or your tools and equipment, as then you could transfer them from property to property. 

If it's because there's hail damage or the HVAC is old or whatever, then laughable

I personally would sell the "boy toy" and suck it up and roll with the 4 door as my only ride.

The keys are to start with the end in mind (the vision and the compelling why) and then work backwards to choose the right strategy (or heck, any strategy that remotely works) and then ride that horse patiently!

I can understand a landlord trying to get a free ride on insurance, but in a residential setting it may not fly very well.
