Bob Willis inspection shows totaled roof

The buyers had an inspection done and are claiming roof needs to be replaced because of hail damage.The buyers then had a roofing company come out and inspect the roof, the roofing company findings supported the conclusion that hail damage had degraded the roof.There have been no hail storms in the two years I have owned it.When I purchased the property the previous owner declared that a new roof had been installed in 2019.

It's incredibly insulated to recession, all of the off-market deals I've seen in the last year have met the 1% rule, we do have a bit higher insurance (1% of purchase price per year) when compared to some markets but it's only due to wind and hail affecting your roof.
