Yet, after replacing carpets, a fresh paint job and more interest than we could handle, got $1,200 a month within two weeks, a few days after Christmas. 

The one downside is that its not a freshly rehabbed property.

The Property has new carpet, wood floors and looks freshly painted.

I guess what I'm looking for is a realtor, leasing agent/manager or maybe even interior designer, to look at the units (online or in person, whatever is easier) with a fresh set of professional eyes, to tell me if something is wrong with the units....or my leasing team.

Old Fido can crap on it year round and after you kick the tenant out you can just sprinkle some carpet fresh on it , vacuum it up , and post a for rent sign in the yard .

@Geoffrey Schnake It's always 5 o clock somewhere is getting a lot earlier in the day for me as well.It is nice to hear everyone's positive perspectives which is breath of fresh air.

They won't expect as much as their neighbor with a shiny new kitchen and fresh coat of paint.Good luck finding your first property!
