Basically you dig a hole on one side of the break, which would hopefully be off the neighbors property, and you dig a second hole on your rental's property, they pull a chain through the existing sewer, then attach that chain to a poly style sewer line.

I think that if you do not have any unknown parties in the chain of title from assessed owner to your tax deed, and if you can find them and get service on them, and if you are in exclusive and undisputed possession of the property, you can file your quiet title lawsuit immediately.

I was told by the one friend that being an African America had a negative effect on his ability to List properties, even among African American Home Owners.To this day I fully believe that my success in NYC considering my poor immigrant ethnicity is more about my Street Smarts than my Intellect.I easily beat out my colleagues who worked with me at the best financial firms (including the Federal Reserve Bank of NY) in net worth, not because I am more intelligent than they are but because I used my street smarts to avoid external problems like racial disadvantages.This could all be self-delusion on my part..... but that's the way I played it in the 20 years I have been Investing.Now I'm on top of the food chain so much that I even have a wealth manager!

But, yeah once you go 5+ or full on commercial, many are held by LLCs.Since your name is already on chain of title, people will know if they look up the address in the public records.Since it costs $800 / LLC here, perhaps it would be better for you to just up the insurance you have / liability.
