Having taken massive action wholesaling in the last two months I'm reminded of the flywheel principle.

Hello BP, I am in the process of finalizing the AppFolio as the PM software for my in-house PM team (100 unit MFR) and wanted to hear any negatives from others who have implemented this software very recently (Ideally 2015 or late 2014; Note that they have added lot of functionality very recently including Alerts/reminders etc). 

Every time someone says "you're lucky to have properties," I silently remind myself that it's 10% luck, but 90% planning/saving/preparation.  

If it doesn't go under contract, I remind the selling agent that I am still interested and that my offer is valid until I formally rescind.

I, biannually, remind Tenants that anything under $50. they should repair themselves or have someone else qualified "fix" it because that helps us keep the Rent "below market".

Remind them, otherwise they are gonna have a tough time with any buyer because banks dont like high vacancy, and they Hate complete vacancy.
