Looking for a reliable mold removal company to come out and give me a quote on how much it would cost to remove the mold in a basement of this foreclosure I am interested in purchasing.

In many cases this has been deferred and not uncommon to see 20-30K in immediate tree removal due to regular maintenance not being done on your typical 2-3 year intervals.Managers usually do a terrible job mowing as a complete service.  

But not in regular transactions.

Also, with spring coming, I may lose out on a longer term tenant.Opinions on whether I should take these tenants( assuming regular qualifications are met)? 

In my county it only costs $11 (always cash) and then another $11 to remove.

@Valerie Naglein my area, when exemptions are removed from a property it greatly increases the amount of tax that would be paid. 

They deteriorate at a pretty accelerated rate compared to a regular home.

Hopefully your post will generate some good input from Chicago folks who regularly advertise and who know the latest websites that get results.Apartments.com might be a good one.

If not, just learning from someone who has been doing this regularly  would more than enough for my first couple of projects.  

The tenant lease has force beyond your closing date - - in every state.Once you are the owner, you can proceed with various means of "removal".BTW: you should have made that stipulation in your offer;buyer is to occupy upon closingbuyer is to receive property vacant, all costs to be born by the seller.
