If it is a deal that I plan on pursuing, I will bring in multiple general contractors to give me quotes on the work.

Our contractor does all the work on my partners house, and charges 35/hour.

I am a General contractor and as such I would love to find a property that has significant damage and code compliance issues.

Worked a deal after about six month for some profit splits,. 2010 went on my own the rehabber funded my deals, found another contractor/lender to fund some, I did the work he funded the deals 50/50 split. 2011 hired a couple guys to help me, started a crew, did six houses.

Our situation is a little different in that we are brokers/developers/contractors, interested in commercial.

Luckily have a repair guy/contractor that invests himself and had been taking care of the property for the previous owner so he has really helped with repairs and upgrades (buying cheap but durable materials, etc)All in all a very good year.

Local term, if it's commonly called a land contract, let's call it a land contract or more commonly, a contract for deed.

When you say "construction experience", do you mean 20 years as a general contractor?
