You still have the due on sale issue, but at least you have some control through the right to foreclose and get the property back.Perhaps more importantly, if it is the buyer who mentioned the term “deed in lieu” in conjunction buying the property sub2, then either they have no clue what they are doing or they are trying scam/dupe you somehow.Also be aware, the reason most people are trying to buy sub2, especially if he has cash for your equity/down payment, is because they can’t qualify for a loan themselves, which is a red flag.

We'd be willing to put some work into any of the homes that made sense.Using tools such as the BP rental property calculator and Mashvisor, I'm only coming across properties that, with the minimum FHA down payment of 3.5%, will be cash flow positive after a number of years (lowest I've seen is 3 years, up to 15+ years which would likely be a no-go/red flag).In today's market, is that something that's typical with this type of down payment?

Now my problem is I remodel houses and materials are expensive and often you have useful supplies that you don't want to throw away like half a sheet of drywall a third of a bucket of red guard, etc.Has anybody else who hates to throw good stuff out but who lacks warehouse space ever thought it would be great to have an app or communal warehouse were the local construction guys could just trade stuff like a college share box?

To be certain where that FMV is you need someone with sufficient experience.In terms of rehab, here is how I would generally decide:- fix everything that is a major red flag to a home inspector (mold..)- improve what stands out cosmetically the most, focus on large things like walls, floors, garage door, exterior etc- improve landscaping, cut, trim, fertilize and water everything around the house- focus on kitchen and living room- leave smaller and secondary issues to the buyer- clean!
