Making a friend a lot more money than they were getting previously - Last year was my first year to attempt a JV Partnership on flips and it feels extremely rewarding making a silent partner money that they would have never expected/received from traditional investments. 

***UPDATE***We received a total of 12 offers, and closed today $160,000 over asking.With great risk comes great reward!

Is the private seller getting the earnest money at closing, or is the original buyer from the 1st side receiving it?

After the rehab, the company finds a tenant, and then we can refinance and pull 70-80% of the equity out depending on which lender we work with.The information we received is below.

I'm currently receiving quotes to insure a rental property owned by my LLC.Due to the LLC, I'm being quoted as a commercial policyholder, although the home is a single-family residency.

New buyer will buy property as main residency.The way I understand FIRPTA : Escrow company will withhold 15% of sell price of 100k which is 15k. at the end of closing on Sep 2016 I will receive 85k instead of 100k. for sake of argument I am not including other closing cost items here.

I may complete the tax return out of the goodness of my heart even if I receive information after March 15, but my clients do not expect it.
