it would make it much easier and I could offer on multiple properties in a much smaller amount of time. this way i wouldnt have to sit down with the sellers agent and go through the motions since my offers I anticipate will be more of a numbers game (allot of offers before one lands)

Same goes with inspection request items, if we are fresh on the market and get a quick offer, we will only repair safety items or super legit stuff we may have missed on our renovation, if we have been sitting on the market awhile and the buyer wants the electrical panel labeled...

@Leon Yang  This is a home that sits directly across the street from me that has been empty for about three years...owner had a heart attack while mowing the grass and moved into a condo...I think the income on a monthly basis is key...and if I were him, I would want a balloon at some point in the next 10-15yrs...any suggestions?
