For this reason, I have made and looking to make passive investments with syndicators that have shown to have a proven record in not only giving solid returns, but educating their investors throughout the process in some fashion.

doing_wp_cron=1...So it seems for some reason that the counties here are recording tax deeds when they foreclose, but if you buy that property at auction they give you a quitclaim deed rather than the tax deed.The auction I've been looking at actually takes place this weekend, which I realize doesn't make this a great time for me to be trying to learn, but at the very least I'll get to see what the different properties go for and get a slightly better idea of what to expect in the future.I would be very interested to see what you find out if you have time to review Idaho's laws and processes.

Likely the reason why you got this off of a tax deed is that the prior owners determined they couldn't do anything with the land either and quit paying the taxes rather than throwing good money after bad.
