@Heather LawlerAs others have suggested - I would look into seeing if there are investment opportunities in Iowa where you live.Usually, states within the midwest offer attractable rate of return/cash flow.

Tons of others but if they know you are a for sure quick closer (if the deal fits) you will get precedence.

When performing a quick preliminary screening on those websites (i.e. to exclude obvious bad deals), do you usually use the 50% rule (or similar % rule) to estimate expenses?

Save that stuff for something that can't be well defined.Fixed price works better IF you come up with a fair/attractive price point.

It quickly becomes addicting!  

Do the title company usually research and answer quickly?

I would want my unit rented as quickly as I could so I would never find myself in violation of this clause but it just goes to show that you don't know what you don't know.
