@JacobI'd recommend finding another (more consistent) manner to increase your earnings.First of all, the $500 class only qualifies you to apply to your state (application usually another $70 or so, with background check) to take the state exam (usually another $50 or so).  

They may not be able to qualify for the financing for up to three months after the first transaction.I have a few local sources that might fund this depending on the specifics.  

Won't qualify for fannie or freddy insured loans due to number of financed properties.

I always need to sleep over a big decision for at least 2 days, however I feel like I'd lose a very qualified tenant who's actually willing to pay higher given the hot market one of my properties is in.
