I've read a lot of the real estate books out there and honestly @Brandon Turner and @Joshua Dorkin publish some of the best books on the topics that can be found. 

If engage an independent national broker like myself who represents several different companies in all 50 State we can search for the most cost effective solution on your behalf.  

Placing my license with an Independant Broker seems easier and quicker for now.

I think the vacancy rates that are published are "skewed" because there are a lot of uninhabitable units, causing the numbers to appear high.
