So the  HELOC fell through because the bank pulled my credit report BEFORE the credit card company reported the payoff.

Yes, when we fell we took advantage of the market and did well but I can't expect to pay those prices anymore.

One likely fell apart (foreclosure) but isn’t totally dead yet and the other in nearing approval and I should net 54k or so (Purchase FSBO for 115k and sell at 185k).

@Brock ThomasI purchased redemption rights on a rehab/rental in 2014, however the deal fell in my lap and we were connected to the seller of the redemption rights already.
