The best way I see to structure it so that you can make sure the contractor is not taking advantage of you not being there, is to either have someone check in towards the end of day just to see progress.

I don't know how the large MF dev projects in progress/recently permitted will affect this.Do the demographics/psycho-graphics of new residents (Portland is still projected to have large pop growth/influx over next decade) conform to "Millennial Mindset" (not to pigeon-hole Millennials) about what ideal living is?

The building has lots of deferred maintenance (ie 4 years work in progress to paint the hallways, unfinished siding, etc). 

It will be a good way to dip your toe in the water of being a PM-if you have success you can use the renovation progress pictures along with a higher rent point than the surrounding condos (at least I assume) to earn a little more business.
