I just think now may not be the best time to buy multi-family in formerly Hot markets, like Austin MSA, that are clearly going down in price.

Prices are still at a point that you will cash flow a good amount.

When you do the math, $60K X 3 Properties = $180K in total purchase prices X even 80% LTC (max) = $144K.

Prices are all over the place and so is quality.

I agree with @Wyatt Wolff that if you systemize it you could run it yourself but getting that in place with a 70 hour per week job could be tough and not worth the added stress if you're able to pay a PM to do it and still make a good profit.It seems like you have but definitely would check out Furnished Finder and Airbnb/VRBO for 30+ days stays to see the competition/average pricing,

There is of course taking into account the area and if it is getting some life pumped back into it, sure you might have a builder or buyer wanting to put a house on it.I would love to hear from anyone with experience on holding on to an empty lot and just taking the hit on the taxes until you can sell for a large price.
