My first reaction was shock.

Some get sticker shock at the cost and take no action, and either continue to browse other programs or give up on real estate entirely.

If you grab a hold of a wire with one hand it will shock the crap out of you but not near as much current will pass through your heart as it would it you grabbed it with both hands.

I've talked to soooo many people who I would consider otherwise intelligent that were so shell-shocked by the '08 mortgage crisis they swear they'll never put another dime into stocks, bonds, or real estate because they're all scams. 

The ride back to NYC was one of shell shock, WTFs, Awesome !!!!

If the numbers make this a truly good deal, then get preliminary title report; the title company can then convert that into a title policy for you at closing.

We also have a preliminary title commitment from our title company without a contract.
