I would be curious to see over the past few years how many guests are still "crushing it" because we are seeing a lot of investors who started post 2018 needing rescue funding for deals which I can attest too was strictly lack of experience in understanding basic accounting, financing and real estate management.

I recently contacted the owner of a property that was posted on Zillow and it turned out the property is own by another investor.
