From my own experience doing business in Mexico and around the world over the last decades, I can tell you that the legal system in Mexico is actually rather strong by international standards.The drug and violence problem is a difficult problem to solve, as is the issue of the shootings in the US.

Hard money is really the last resort of financing, hence why it's the most expensive. 

- You should switch to a monthly cleaning, fixed in the rental price; this does a couple of things, keeps your place cleaned on a regular basis, sets expectations for tenants but you need specifcy in the lease they still need to maintain the space in a clean matter, and lastly you build a relationship with your cleaners to keep on eye on the space so you are aware of the overall condition. 

I spent hours last year trying to find if the MH is officially one or two bedroom, both for advertising it and for setting any limit on the number of occupants. 

Who knew the public markets would soar with double digit+ returns for the last 20-25 years!

We did a quit claim deed on a rental property last year from our personal name into an LLC here in Texas that we wanted to take a DSCR loan on and the lender made us go back and use a warranty deed before they would close on the loan.

Last year Q4 2023 my wife and I purchased our LARGEST deal off market which was 56 units.

Looking for a little help, I have purchased several properties from wholesalers, done over 20 personal deals, and work at a wholesale brokerage in AZ where I have acquired and sold almost 100 transactions in the last few years, so I understand what a non refundable deposit means but this situation is very different than what the wholesaler presented.
