Many times, people just set the property up and list it online...some even avoid Airbnb if they know the city/county is watching the platform...and then quietly run a STR in a very illegal area.

I don't mean the following to sound discouraging, but I would encourage you to be extremely cautious and conservative before buying a random property in Dayton because someone - a property manager, an agent, the seller of the property, some random person on BP - tells you it's a 'great deal,' and you will 'cash flow.'

How would you explain these buyers terms to the seller. ok. 30 year amortization means the monthly payments are based on a 30 year loan, but at year 20 whatever the balance is they pay it off then (balloon payment)Personally I would NOT accept any of these offers.
